# Zimmo

> Zimmo (https://www.zimmo.be) is a Belgian real-estate portal: the second-largest property website in Belgium, with more than 125,000 properties for sale and for rent in Flanders, Wallonia and Brussels. Zimmo is part of Mediahuis.

Real-estate agencies (makelaars / agents immobiliers), notaries, project developers and private sellers publish their properties on Zimmo; visitors search and browse those listings for free, without an account. A free My Zimmo account adds saved searches, e-mail alerts and favourites.

Besides the listings, the website offers an indicative price estimation for a property, an interactive map of asking prices, a mortgage loan simulator, a search for real-estate agencies with verified reviews, and the option for private sellers to publish their own property.

The website is available in Dutch (`/nl`) and French (`/fr`). Every page exists in both languages; the URL slugs are translated, but municipality names are not (except bilingual Brussels and language-border municipalities). `https://www.zimmo.be` is the only host, and URLs never end with a trailing slash.

## Listing results pages

A results page lists the properties matching a location, a status and a property type. The path is built from left to right: locale, location, status, type. Every segment after the location is optional.

### Location

- **Province**: one of the eleven provinces (Brussels counts as one), with a translated slug. Dutch: `antwerpen`, `limburg`, `oost-vlaanderen`, `west-vlaanderen`, `vlaams-brabant`, `hoofdstedelijk-gewest-brussel`, `henegouwen`, `luik`, `luxemburg`, `namen`, `waals-brabant`. French: `anvers`, `limbourg`, `flandre-orientale`, `flandre-occidentale`, `brabant-flamand`, `region-de-bruxelles-capitale`, `hainaut`, `liege`, `luxembourg`, `namur`, `brabant-wallon`.
- **Municipality**: the lowercase name without a postal code, e.g. `mechelen`, `hasselt`, `antwerpen`. It covers the municipality and all of its sub-municipalities.
- **Sub-municipality**: the lowercase name followed by its postal code, e.g. `turnhout-2300`, `leuven-3000`, `berchem-2600`. The postal code makes the name unambiguous.

Searches without a location also accept a subtype instead of the type: `villa-landhuis` (`villa-manoir`), `penthouse-dakappartement` (`penthouse-attique`), `boerderij-hoeve` (`ferme-fermette`), `assistentiewoning-serviceflat` (`residence-service-serviceflat`), `vakantiewoning` (`maison-de-vacances`), `kasteel` (`chateau`), `bungalow`, `chalet`, `duplex`, `triplex`, `studio` and `loft`. ### Bedrooms

Municipality and sub-municipality searches for houses and apartments can add the number of bedrooms (1 to 5) as a last segment: `1-slaapkamer`, `2-slaapkamers` ... `5-slaapkamers` in Dutch, `1-chambre`, `2-chambres` ... `5-chambres` in French. ### Filters, sorting and pages

Any other filter, and any sort order other than the default, adds a `/filter` segment followed by query parameters:

- https://www.zimmo.be/fr/recherche/a-vendre/maison/filter?sort=low-price

- Ranges are written `{min}-{max}`: `price=250000-400000`, `price=250000-` (minimum only) or `price=400000` (maximum only). A trailing `!` excludes properties for which the value is unknown, e.g. `price=250000-400000!`.
- Range parameters: `price`, `bedrooms`, `bathrooms`, `roomsCount`, `floorspaceSurface`, `plotSurface`, `commercialSurface`, `constructionYear`.
- `sort`: `recommended` (default), `new`, `old`, `low-price`, `high-price`, `low-energy`, `high-energy`.
- `page`: the page number (pagination alone does not need `/filter`), e.g. https://www.zimmo.be/nl/zoek/te-koop/huis?page=2

## Listing detail pages

Every property has its own detail page. The URL adds the property's Zimmo code, its unique identifier, to a sub-municipality results URL:

New construction projects use `nieuwbouwproject` (`projet-immobilier`) as the type. A URL with an outdated location, status or type redirects to the current one, and a short URL with only the code, such as https://www.zimmo.be/nl/005UV, redirects to the full detail page. Sold and rented properties are no longer available.

The markdown document contains the title, description, photo links, all property features grouped by section, the address and the contact details of the advertiser. The detail page links to it with `<link rel="alternate" type="text/markdown">`. This only works for listing detail pages; results pages and other pages have no markdown version.
